INSTITUTIONAL CAPITAL FROM $10M TO $500M+

Finish your capital stack without putting your home on the line.

You already have part of the approval. The bank or lender sized you short, the gap capital costs too much, and private equity wants control. Senior capital from $10M to $500M+, secured against your assets: not your house, and not your ownership.

Qualify My Deal

Verification, not application. Nothing moves forward without your approval.

Sound Familiar?

  • Your lender approved part of the project. Maybe 60–65% of cost. The rest is still open.
  • The capital offered to fill the gap is so expensive the deal stops making sense.
  • A private equity group will fund it, if you hand over control of the company you built.
  • The term sheet asks for a personal guarantee, and your spouse is asking what happens to the house.
  • You've sent document after document and still can't get a straight answer or a date.
  • Someone asked for an "appraisal fee" up front, and it didn't feel right.

You don't need another pitch. You need the rest of the stack, on terms that leave your home and your ownership where they are.

AltFunds Global engineers the capital stack after the first approval.

What This Is, Plainly

This is senior, asset-backed debt. The facility is secured against verified assets, such as real estate, equipment, cash flows, commodities, capital reserves or high-value project collateral. It is not secured against your personal residence.

Facility size
From $10 million to $500 million+ ($5 million minimum for select real estate).
Leverage
Up to 80% LTV, first lien only. No pari passu.
Your 20%
You show proof of 20% equity, and it stays in your own account. Land already owned and soft costs already spent can count toward it.
Indicative cost of capital
3–6%, subject to underwriting. Complex projects may sit outside this range.
Term
5 years maximum.
Structures
Senior debt facilities, non-recourse options where asset value supports the facility, convertible loan notes, structured equity with protective terms, and tranche-based drawdowns tied to milestones.
Gap support, where applicable
A second lender may fill part of the 20% equity gap, at indicative 15–18%, subject to underwriting.

AltFunds Global is an independent consulting firm. We are not a bank, lender, broker-dealer or fund, and we do not hold client funds. Financing decisions are made by independent banks, lenders and private equity sources.

Who It's For

This is for verified operating businesses and principals with complete documentation, a credible use of funds, and a clear repayment or exit strategy. It is not a promise of financing or approval.

You may be a fit if:

  • You are the principal or an authorized decision-maker.
  • You need $10M+ (other sectors) or $5M+ (real estate).
  • You can show proof of funds for at least 20% of total capital, held in your own account. Land and soft costs can count.
  • Your project is viable, data-backed and fully documented.
  • You are ready for a regulated KYC/AML process.

Sectors we work with: real estate development; infrastructure and logistics; renewable energy and clean tech; aviation, maritime and shipping; mining and natural resources; healthcare, commodities and manufacturing; technology and SaaS (growth stage only).

This program does not cover startups, concept-stage ideas, requests for 100% funding, or businesses in restricted industries.

How It Works

  1. Qualify your deal. Start in the Capital Concierge. It is verification, not application: we check the file before any provider sees it.
  2. Submit your documents. Everything is reviewed against what senior lenders actually ask for.
  3. Receive indicative terms. You decide. Nothing moves forward without your approval.
  4. Third-party escrow for due diligence and underwriting. Only after you accept indicative terms, a $250,000 escrow is placed with a licensed third party. It is not held by AltFunds Global and not paid to AltFunds Global. It is disclosed to you in writing, and the commitment letter releases it on successful underwriting.
  5. Final term sheet. Issued on underwriting approval.
  6. Funds disbursed in tranches. Drawdowns follow milestones or project stages.

Pause anytime. Every step is documentation-led and compliance-driven to protect all parties.

What You'll Need

  • Certified appraisal of the asset
  • Proof of ownership (lien-free)
  • Full business plan with a 3–5 year financial forecast
  • Cap table (ownership structure)
  • Government-issued ID for all principals
  • Permits, LOIs or entitlements (if applicable)
  • Proof of funds for your 20% (held in your own account)

Fees

AltFunds Global
AFG is paid when the bank, lender or private equity source sends the funds. For this asset-based program, the AFG success fee is 3% of the funded amount. Success fees apply only to complete files. If the file is incomplete, preparation work is handled under a written advisory retainer, agreed before it begins.
Independent third-party costs
Due diligence, escrow and legal costs are disclosed separately in writing when required. They are paid to those licensed professionals, not to AltFunds Global, and apply only after you receive and accept indicative terms.
Your 20%
Never sent to AltFunds Global. It stays in your account as proof of funds.
Broker-introduced files
A $100,000 escrow applies. It is held by a licensed third party, disclosed in writing, and not paid to AltFunds Global. Brokers receive 10% of AFG's fee on every closed broker-introduced deal, including broker-to-broker introductions, paid in writing via escrow.
Strategy call
$297, refunded at funded close. Waived when you upload your documents through the Capital Concierge before the call.

Timeline

20 to 120 banking days, starting once the provider confirms the file is complete. The range depends on the asset, the jurisdiction and how complete the documents are. No timeline is guaranteed.

An Illustrative Example

A logistics operator has signed contracts and positive EBITDA. Its lender approves part of a $50M expansion, but not enough to finish it. The gap capital on offer would cost too much, and a private equity group asks for control. The operator shows its 20% in its own account. It submits a complete file and reviews indicative terms for senior debt secured against the business assets, with funds drawn in tranches as each new site comes online. The owners keep their equity, and the family home stays out of the deal.

Illustrative only. This is not a client result.

Frequently Asked Questions

Will I have to put my house up as security?

The facility is secured against business or project assets. Non-recourse options are available where asset value supports the facility. Final guarantee terms are set by the provider and shown to you in writing before you commit.

Do I have to give up equity or control?

This is a debt-led program, and the aim is to keep your cap table intact. Equity or convertible structures are options, not requirements, and any equity terms include protective provisions you review first.

Do I need to send my 20% anywhere?

No. It stays in your bank account, under your control. It is proof that you have skin in the game.

What counts toward the 20%?

Cash held in your account, and in many cases land you already own and soft costs already spent. The provider confirms what counts during review.

What if I'm short of the 20%?

In some cases, a second lender may fill part of the equity gap at indicative 15–18%, where applicable. If you can't show the 20%, this program isn't the right fit yet. A $297 strategy call, refunded at funded close, can look at other routes.

How is this different from the "upfront fee" lenders I've been warned about?

AFG is paid when the bank, lender or private equity source sends the funds, and AltFunds Global does not hold client funds. The only escrow comes after you accept indicative terms. It is held by a licensed third party, disclosed in writing, and released by the commitment letter on successful underwriting.

My lender only approved part of the project. Can this sit alongside it?

That is exactly where we start. AltFunds Global engineers the capital stack after the first approval. Whether a first-lien senior facility can replace or work with the existing approval depends on the structure and on the provider.

Is this cheaper than bridge or hard money?

Indicative cost of capital is 3–6%, subject to underwriting, with a maximum 5-year term. Complex projects may fall outside that range.

Can you work with my broker?

Yes. A $100,000 third-party escrow applies to broker-introduced files. It is disclosed in writing and not paid to AltFunds Global.

Can international projects qualify?

Yes. We work with providers globally, from Toronto to Zurich and beyond, when the project is commercially sound and fully documented.

Can I stop the process?

Yes. Pause anytime. Nothing moves forward without your approval.

AltFunds Global is an independent consulting firm specializing in structured capital advisory. It is not a bank, lender, broker-dealer, fund or registered financial adviser, and it does not lend, issue or hold client funds. All financing decisions and transactions occur exclusively between the client and the independent financial service provider. Nothing on this page is a promise of financing, approval, terms or timing.
